The Palms Enhancement Plan
The Board have engaged Crafter and Mogford to commence the detailed design work for the bunkers on the first 6 holes of The Palms golf course as part of the Enhancement Plan. We will then have a cost put against the proposed bunker works. More correspondence will come to Members on this as the project continues to progress.
NorthStar
The NorthStar software transition is almost complete and we thank the staff for their ongoing efforts in implementing this. As with any major software changeover, there have been some challenges for Members and staff alike, and we are actively working with NorthStar to have the outstanding issues rectified to ensure a better experience for our Members. The Board would like to thank the Members for their patience and understanding over this transition period and please, take any challenges you may be having up with the team respectfully at Reception.
All-abilities Golf Event
We were proud to support a new initiative Sunday 17 September in the All-abilities golf event. There were 46 guests on the day who enjoyed golf, tuition and great comradery in what was one of their best attended events to date. The Club will continue to support these amazing golfers and ask Members to come out and support the next event when scheduled.

We will be trialling the removal of ropes and poles on the golf courses over the next 2 months. Please ensure that you refrain from driving golf carts on areas that are worn out and a reminder to stay on the cart paths as much as possible to reduce wear and tear on the course. The Greens Committee will review trial with the Superintendent at the next meeting.

Our annual renovations on The Pines golf course will commence Monday 30 October 2023 and the golf course will be closed until Monday 20 November 2023. Please note that during this time there are changes in the guest access for golf, please see the Weekly Update for more information on this.
Financial Information
August proved to be another strong trading period with total revenue of $1.24m which was $126k above budget for the month. The main contributors were food and beverage, green fees and golf shop retail revenue. The consolidated results (including Holdings costs) showed an EBITDA profit of $245,904 against a budgeted EBITDA profit of $185,056, a positive variance of $60,848 (33%). Year-to-date (YTD), consolidated EBITDA (including Holdings costs) is a profit of $1,016,634, which is a positive variance against budget of $254,165 (33%). We note that while the consolidated profit is over $1m, the capital expenditure and Holdings costs will be in the vicinity of $1.1m for 2023 meaning that minimal free cash will be generated for 2023.
The Club committed to the following CAPEX spend during August which included maintenance shed upgrades ($41k), NorthStar progress payment ($18k), and golf course furniture ($20k). The solar on the golf clubhouse roof is proving beneficial with up to 25% reduction in consumption from the grid being achieved. The total CAPEX spend YTD amounts to $841k.
Budget preparations have commenced for 2024 and there will be a review undertaken on membership categories and their inclusions including facility access as part of this process. Members should assume that there will be an increase in fees in 2024 as we continue to experience significant pressure in cost escalation in our operating expenses including, machinery, diesel, fertiliser, power, staff costs as well as repair and maintenance and other items. In addition, our capital requirements moving forward will remain on-going and we need to plan and ensure we have adequate resources to keep assets at the standard we love and expect.
The King’s Birthday public holiday is Monday 2 October 2023. Member Services will be closed on this date and reopen on Tuesday 3 October 2023 at 9am.
The Country Club will be open from 5am – 12pm but there will be no group fitness classes, Kids’ Club or Reformer Pilates on the day.
The next Social Sunday event will be held on The Palms golf course on Sunday 8 October 2023 with the event being a Teams Multiplication Stableford.

The Club is pleased to host a Scramble Event on Sunday 15 October 2023. This is a fun team event which has had a lot of history at the Club and was previously known as the Holden Scramble/VW Scramble.
Each team must have at least one (1) Sanctuary Cove Golf and Country Club Member to qualify for the Regional Final which will be held on Sunday 22 October 2023 at Nudgee Golf Club. All details for the event can be found by clicking here and all enquiries can be sent to Ashleigh Blacksell.
The Club will be hosting the National Scramble final in early December 2023.

The 2023 Melbourne Cup Calcutta draw is back and will be held at the Club on Sunday 5 November 2023. Calcutta tickets are available for purchase from Peter Spencer and the Club for $100 for a book of 10. Tickets will go into a random draw to become an original owner of a Melbourne Cup horse in the 2023 Sanctuary Cove Golf Club Calcutta. To view the rules of the draw, please click here.

After winning five of the six regular season matches to finish on top of the table, the SCGCC Men’s Super Senior Pennant team qualified to play Southport in the final at Palmer Robina.
The final was neck and neck and looked like it was going either way. At the completion of the six matches, the SCGCC team tied at three games each.

The tie meant the number one players would play a sudden-death playoff to decide the Super Seniors winners for 2023. Peter Hawley held his nerve to win the 3rd playoff hole and give Sanctuary Cove another pennant flag.

On Thursday 28 September, the Club welcomed 100 ladies to The Pines golf course to help raise some much-needed funds for the Breast Cancer Institute of Australia.
The ladies enjoyed a fun Florida Ambrose format and were greeted by PGA Associate Jordan Hampson on the 13th hole where he helped to raise funds for the day by hitting tee shots onto the green while serving a cold glass of bubbles.
The Golf Course Maintenance team worked tirelessly to have the course ready for the ladies, which showcased beautiful splashes of pink with the flags, cups and flowers on the tee boxes. Weather unfortunately dampened the day where players were call off course after 15 holes due to a spring storm. Players then enjoyed a delicious lunch served in Lakeview Bar.
Winners of the day with a fantastic score of 60 nett were Jane Mullings, Janice Wright, Loryn van den Berg and Audy White. The best dressed team award was won by Maz Morgan, Kylie Wharington, Vee Chambers and Joan Mason.

This month, our Agronomist conducted water and soil tests using the saturated paste extraction method to analyse the current growing conditions and give us a snapshot of what’s going on under the playing surface. We conduct these tests regularly throughout the year to ensure that we are putting together the appropriate nutritional programs for optimal plant health. The results of the soil analysis showed that poor quality irrigation water is significantly impacting the root-zone in a negative way. This has the potential to causes turf decline through spring and summer unless decent rainfall is received.
The simplest way to demonstrate the impact of the irrigation water is to calculate the quantity of the sodium chloride (i.e. table or pool salt) that is applied to the greens during an irrigation event. 519,230L of water is applied over 3Ha of greens during a biweekly irrigation cycle. This quantity of water with the contained salts will apply 590kg of “table” or “pool” salt over the greens. The greens are often irrigated twice per week, so that is 1180kg of salt applied in a week. Over a month approximately four tonne, i.e. four pallets of “pool” salt has effectively been applied to the 3Ha of greens.
We have considered this in our ongoing programs, with applications of calcium being the main antidote to the applied sodium salt. Cultural practices such as regular aeration are also important to maintain a free-draining root-zone that can leach much of the applied salt.
However, in extreme conditions such as a prolonged period of hot and dry weather, these practices may still not be able to prevent turf decline to some degree. The image to the right shows the 7th green on The Pines golf course.
